Worcester County experienced a notable shift in its real estate landscape, witnessing a 22% decline in single-family home sales compared to the previous year.

According to data from The Warren Group, a total of 6,077 homes were sold, down from 7,809 in the preceding year. This dip is attributed to factors such as rising mortgage rates and a diminishing inventory of available properties.

Median Home Price Sees a 6% Increase:

Despite the decrease in sales volume, the median price for a single-family home in Worcester County rose from $406,000 to $430,000, reflecting a substantial 6% increase. This shift underscores the ongoing dynamics in the local real estate market.

Top 10 Highest-Priced Homes in 2023:

The Warren Group provided a list of the top 10 highest-priced homes sold in 2023, with an average price of $2,020,475. The properties showcase the diversity and uniqueness of Worcester County’s real estate market.

Southborough Dominates Top Sales:

Southborough emerged as an established competitor in the high-end real estate market, securing the most expensive sale in the county and dominating the top 10 list with multiple entries.

The town recorded 98 single-family home sales throughout the year, with a median price of $917,500.
